Liberty Park in 2011

Dear Fellow LPers,
This year has been a great first year for the Liberty Park HOA.  Your board has been diligently at work behind the scenes, and you are starting to see some of that hard work come to life.  Some of the more visible improvements include the new dog park, the upgraded landscaping in the medians, and the addition of some security cameras at the gate and around the property.  While these improvements bring a lot of value to the property, a whole lot more work went into things not easily visible. 
 
This includes getting complete engineering surveys on the major aspects of our development (retaining walls, decks, roads, roofs, etc) so we can have a better understanding of the estimated replacement costs that need to be accounted for in reserve funds now and in the future.  In addition, negotiations are ongoing for buying the land at the front and back of the neighborhood from the developer (Sharp Residential) to both block him from building smaller, lower-priced homes that would compromise our property values, and  to add some much needed growing room for future improvements (a third entrance gate, second pool, playground, as well as other options that have been thrown out there).  Once the land is acquired, there will be extensive research involving the entire community to determine the best uses of the space. 
 
Lastly, we have initiated a complete financial audit of our accounting records with an external auditor to ensure that our financial records are in accordance with our expectations, and fully adhere to standard accounting practices.  This, in addition to adopting the community-wide master insurance plan, may be most important things we have done, as it ensures that our money is safe and accounted for. 
 
As you can see, 2011 was a busy and productive year, and we look forward to continuing the trend in 2012!
